The difference between Tropicana Village and Tabago Village is:

Tabago Village is our 55+ community, offered to home owners with at least one member of the household who is 55 or older. This Village is located on its own lane and court, next to the clubhouse and pool. All other procedures and amenities will be the same for both villages.

Tropicana Village is our unrestricted Village, welcome all. All other procedures and amenites will be the same for both villages.

All homes in Tropicana Village are owner occupied with only the lots being rented. We do not allow rentals.

Requirments, Along with credit checks, during the application process, we perform criminal background checks on all of our adult applicants, in order to provide a comfort level to our residents.

Amenties, including the centerpiece of our community, is a lovely clubhouse with full kitchen facilities that residents can reserve for weddings, receptions and meetings. The Village also has a pool, playground, walking trails, basketball, baseball, and soccer fields, a horseshoe pit and sand volleyball area. We are also located within minutes of Cuivre River State Park where fishing, camping and picnics are enjoyed.

The location of our park gives easy access to Highway 61, with neighboring town of Wentzville,which is about 12 miles south of Moscow Mills, and Troy is only 3 miles to the north. St. Charles, Chesterfield and St. Louis are also within a short drive.

Free Rent Incentives are offered to residents for making improvements such as decks, sheds, sod and referrals. Partial refunds are offered for installing carports and typically each month, one resident wins a free month for having the nicest yard, winning a decoration contest or being the first to answer a silly question.
